Monthly property management services
Tenant placement and leasing services
Marketing and vacancy management
Maintenance coordination and oversight
Cross-border ownership support
The specific services provided are governed by a separate written Property Management Agreement between Roath Park LLC and the property owner.
3. Payment Responsibility
Roath Park LLC is paid directly by property owners.
Tenants pay rent to the property owner or to a designated owner account managed on the owner’s behalf, not to Roath Park LLC unless otherwise specified in writing.
4. Fees and What You Pay For
Property owners pay Roath Park LLC for professional property management services as outlined in the applicable management agreement. Fees may include:
Monthly management fees
Tenant placement and leasing fees
Marketing and vacancy management fees
Maintenance coordination or oversight fees
Fees for additional or custom services
All services, pricing, and fee structures are clearly disclosed and agreed upon before work begins.
5. When Payments Happen
Monthly Management Fees
Charged on a monthly basis
Calculated as a percentage of collected rent or as a flat monthly fee
Typically deducted after rent is collected for the applicable month
Tenant Placement / Leasing Fees
One-time fee
Due when a lease is signed or once the first month’s rent is collected, depending on the agreement
Maintenance & Repair Costs
Property owners are responsible for the actual cost of repairs billed by third-party vendors
Any coordination or oversight fees (if applicable) are billed separately or deducted at the time services are performed
Additional Services
Optional or custom services are billed monthly or per service, depending on the nature of the service and the agreement
6. Third-Party Vendors
Roath Park LLC may coordinate services with independent third-party vendors (such as maintenance providers or contractors). Roath Park LLC does not guarantee the work of third parties and is not responsible for their performance, pricing, or timelines.
7. No Guarantee of Income
Roath Park LLC does not guarantee rental income, tenant behavior, occupancy rates, or property value appreciation. All real estate investments involve risk.
8. Limitation of Liability
To the fullest extent permitted by law, Roath Park LLC shall not be liable for any indirect, incidental, or consequential damages arising from the use of our services or website.
9. Governing Law
These Terms and Conditions are governed by the laws of the State of New York, United States, without regard to conflict-of-law principles.
10. Changes to These Terms
Roath Park LLC reserves the right to update or modify these Terms and Conditions at any time. Changes will be effective upon posting to this website.
